Yes, here in Pasco county Florida we have several nude living opportunities. Paradise Lakes, Lake Como, and Caliente are three of the communities that are nude living. They are all within 20 miles of my home. Lots of naked people live around here.and some of the communities are naked in the back yard, clothed in the front...the back yards join into a private clubhouse that is clothing optional. Pasco county Florida, the nude capital of USA
Those are all still resorts. The Oasis (across Highway 41 from Paradise Lakes and Lake Como) is one of the communities you describe. There are only 29 houses in the gated community, though. It is about as close to the OP description as I can think of outside of Cap D'Agde or Charco De Palo. No idea if something similar exists in Australia.
The Modriaty Clothing-Optional Resort is evolving into a pioneering clothing-optional lifestyle village, initially featuring 400 units, with 100 allocated for permanent residency from the outset. To overcome the current NSW legislation limiting occupancy to 180 days per year, Modriaty will be registered as a village with its own postcode. The project aims to accommodate 6,000 residents initially, with capacity expanding to 10,000 by year four.
This concept is the first of its kind globallya community designed for naturists and clothing-optional enthusiasts to live, work, and thrive in harmony with nature. The development will include amenities typically found in lifestyle villages, such as cafs, cinemas, pickleball courts, pools, gardens, veggie patches, and even a nudist education centre. This centre will provide insights into the history, philosophy, and art of naturism, welcoming both residents and visitors eager to learn.
With the housing crisis intensifying in Australia, this high-density living solution blends the best features of retirement villages and eco-living with the freedom of a clothing-optional lifestyle. Lifestyle villages based around golf courses or wineries are already well-established, proving the viability of such developments. Modriaty, however, will break new ground by fostering an inclusive, body-positive community.
We are currently pitching to investors and remain optimistic about securing the necessary funding in the coming months. The goal is to commence construction by early 2026, creating an unparalleled destination for naturist living. For those seeking a weekend or holiday retreat, or a permanent home, this village will provide a unique opportunity to embrace a sustainable, naturist lifestyle.
Outside of Cap d'Agde, there is no other development of this scale or ambition worldwide. Modriaty is set to redefine lifestyle villages for naturists, filling a glaring gap in the market. Would you invest in such a visionary project?

Is the intention to make the entire community clothing optional, including all commercial and recreational areas?
