Question to the group: Nudist Market Survey
So I've had my eyes on the great piece of property In central Texas. 130 acres and the price is very good. Nice wooded areas with a creek and fishing ponds and best of all, very private. Since the nearest resorts is 100 miles to the north and south I feel like it it would make a great resort and could possible well. I need to come up with a business plan and thus need an area market survey. Since most nudist tend to be private about their leisure activities, I was wondering if the folks here might come up with some suggestions on how to determine if there would be a viable interest for this area.
If I had this opportunity, these are the steps that I would take.
First get an option on the property. You need to be able to buy the property after you do your due diligence. There is no need to do a lot of investigation unless you know you can purchase the property at a reasonable price.
Next you will need to find out what your basic costs will be. Infrastructure could be a big cost. Check with the county about sewer hookups or if a septic system needs to be installed. Large developments may require your own treatment plant or a pumping station. Is potable water available? City water or a well? Is power available and what will the cost be to bring it to your property? Are telephone land lines and cable available.
Check EPA and other Federal agencies. Since there is a stream, is this designated as a wetland? Can the natural water courses be diverted. Are there any endangered animals there? Are the roads leading to the property adequate? Dirt roads may have to be paved to control dust. You will need a plot plan to assess potential development.
Check for mineral rights and other right of ways. If you don't own the mineral rights, the person who does can put an oil rig or gravel mine right in the center of your resort.
One of the most important things is to line up your finances. Check financing and your resources. You might consider selling shares or pre selling lots and memberships. You might also consider time share condominiums.
Do not advertise this as a nudist resort. Officials, like those in the Bible belt of Texas, have been known to throw road blocks in the way of developments they don't like or agree with, even though they are legal in every other way.
