Re: flies you need to watch the wind. If it is blowing from the south the flies are bad. If the wind is blowing from the north, there is a much decreased presence of the flies.
Parking in the lot requires a permit/payment. I purchased a 1 year permit for $45. Goes to the upkeep of the beach and I can spend that much on fast food with a friend or two.
I just print out the permit and have it in my window when parked. You can buy it online.
